About JOCO Outdoors

Johnson County, Kansas — Olathe, Overland Park, Lenexa, Shawnee, Leawood and Prairie Village. We deliberately keep routes tight and local, which is what lets us hold service days consistent and respond quickly. Not sure if you’re in range? Send us your address.

Call 913-712-6227 or fill out the quote form with your address and what you need. Estimates are free, and for standard lawn maintenance we can usually price it without needing to walk the property.

Yes, fully. If your HOA or property manager needs a certificate of insurance on file, ask and we’ll send it over the same day.

Yes. Recurring mowing customers are the core of the business, but we regularly take one-time cleanups, mulch installs, hardscape projects, pruning and holiday lighting.

Griffin and Nolan started JOCO in 2020 and still run it. Either we’re on your property or a crew we trained and oversee is — and we check the work either way.

Yes. Commercial grounds and HOA common areas across Johnson County, on contract pricing with an owner as your direct contact. Details on our commercial page.

Lawn Care

Mowing, Fertilization & Aeration

Weekly through the growing season for most lawns here. Weekly keeps you inside the one-third rule — never cutting more than a third of the blade — which produces thicker turf and fewer weeds. Bi-weekly is available and works fine for slower-growing lawns.

Timed granular fertilizer through the season, pre-emergent to stop crabgrass before it germinates, post-emergent for broadleaf weeds, and spot treatments as needed — built specifically for the cool-season grasses we grow in Kansas.

Early fall. Soil is still warm enough for germination, nights are cooling, and new grass establishes before winter with far less weed pressure than spring seeding faces.

We mulch by default so the nutrients return to your lawn. If you’d rather they were removed, just tell us.

We move you and let you know. We won’t run heavy equipment across a saturated lawn to hit a calendar date — that leaves ruts you’d be looking at for months.

Usually, yes. Most struggling lawns here need some combination of aeration, overseeding and a real feeding program rather than a full replacement. We’ll tell you honestly if a lawn genuinely needs to be renovated instead.

Landscape

Landscaping, Hardscaping & Pruning

Spring and fall are ideal — milder temperatures let plants root in before real heat or hard freeze. We install through the season and adjust watering guidance accordingly.

Mulch improves soil as it breaks down and looks warmer, but wants refreshing about once a year. Rock is effectively permanent and great for drainage areas and tight spaces, but doesn’t feed the soil. Many properties use both in different spots.

Decades, when the base is properly compacted and drainage is built in behind the wall. Nearly every failed wall we’re called to look at failed for one of those two reasons.

Depends on height and which Johnson County city you’re in — codes differ. Taller walls often require permitting and engineering. We’ll tell you where your project lands before starting.

By plant type. Spring bloomers get pruned right after flowering; summer bloomers and most evergreens do best in late winter while dormant. Pruning on the wrong calendar is how people accidentally remove a whole season of blooms.

Seasonal

Cleanups & Holiday Lighting

After most leaves are down — typically mid-to-late November here, though it shifts with weather. Heavily wooded lots often do better with two or three passes as leaves fall in waves.

Yes, off site. We don’t bag-and-curb it or blow it into the treeline.

September and October — the install calendar fills fast. Installations generally run from early November.

Yes. If a section goes out mid-season we come fix it at no extra charge. Takedown and off-season storage are included too.

Not currently. We’ve chosen to stay focused on lawn, landscape and holiday lighting so we do those exceptionally well. Ask and we’ll point you to someone reputable.

Pricing

Quotes, Billing & Scheduling

It depends on lot size, terrain and what the property actually needs, so we quote every address individually instead of publishing a range that turns out to be wrong. Estimates are free and most go out the same day.

Not for residential lawn maintenance. Commercial and HOA work is typically seasonal contract pricing, which is what makes budgeting predictable on those properties.

Monthly for recurring maintenance, on completion for one-time projects. We’ll confirm the specifics when you’re set up.

No. Just make sure gates are unlocked and pets are inside. We latch gates behind us every time.
